Waves Grande — The Sweet Spot
Sobha is developing a major new community in Dubai: Sobha Hartland. True to its role as a master developer, Sobha started by building two schools side by side: Hartland School and North London Collegiate School.
The schools quickly became a magnet for families with children. A lush, landscaped park was created right next to them, with villas on one side and residential buildings ranging from 10 to 30 stories on the other.
One of these developments is Sobha Hartland Waves Grande, completed in late 2023.
A 75 sq m one-bedroom residence starts at $430,000. Two-bedroom residences of 120 sq m cost around $750,000, while three-bedroom homes of 180 sq m start at $1 million. Large four-bedroom residences with double-height ceilings and 250 sq m of space cost around $1.6 million.
Sales launched in January 2021, when prices were around 20% lower than they are today. With the project's payment plan, investors could have achieved annual returns of 10–15% in US dollars.
The 36-story building contains 430 residences. Every apartment comes fully finished, with a fitted kitchen and dedicated parking space. Sobha's finishes are often considered superior to those of Emaar, one of the UAE's leading developers.
Residents have access to a swimming pool, landscaped barbecue lawn, children's playground, open-air cinema, outdoor fitness area, and yoga deck. The lobby features a comfortable lounge with soft seating, a bar, meeting room, and coworking space, making it equally convenient for everyday life and work.
A large lagoon is currently being developed next to the building. It is scheduled to be filled with water this year, creating a private waterfront promenade right outside the residence where residents can walk, relax, and sunbathe.
Our take: Waves Grande strikes a sweet spot without going overboard on luxury, offering everything you need both inside the development and close by. The building sits between the park and the future lagoon, just a few minutes' walk from two major schools.
