Solaya — a dangerous competitor to Bluewaters
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
I enthusiastically continue to introduce you to new residential complexes in Dubai. The star of the show today is Solaya. This project is being built by my favorite Meraas in the La Mer area. The developer previously created Bluewaters, which is why they've forever earned a place in my heart.
The Solaya buildings are somewhat reminiscent of the real estate on Bluewaters — similarly low-rise, few apartments, plenty of restaurants, a beach, and a place to stroll. One client even said it's a «Bluewaters killer.» I didn't argue. We'll see in three years.
The La Mer island itself isn't exactly premium. In our classification, it's solid business class. A cozy area for those who want to live by the sea but need to be in Downtown or DIFC.
With the opening of J1 Beach, the location has begun to take on an air of wealth, the scent of expensive perfume, and the sound of Rolls-Royce and Maybach engines. In the morning it smells of coffee and fresh bread, in the afternoon — of the sea and oysters, in the evening — of champagne and fine cigars.
The project features nine buildings and 230 residences. Architecture by Foster + Partners, in tandem with 1508 London.
Panoramic windows. Soft sculptural facades. Calm lines. No decorative overload or unnecessary complexity — Meraas knows how to work in the style of contemporary low-rise «quiet luxury.»
Each building is oriented toward the sea so everyone has a view. There are residences with green gardens that create the feel of a private home. There are classic 2-4 bedroom apartments. There are penthouses with large terraces that can accommodate not only a table for twelve but also a private lounge area with a pool.
As for amenities, the developer promises a beach park, yoga terraces, sports courts, two pools, kids' areas, a lounge, a fitness center, a spa, a cinema, and a private beach accessible only to residents.
The apartments here are spacious. Two-bedrooms at 190-220 square meters. Three-bedrooms at 300-350 square meters. Four-bedrooms at 400-430 square meters. And as for the penthouses, I won't even go there.
Over the past month, we've sold two top three-bedrooms here. One for $7 million, the second for $10.5 million, and a few more deals in the booking stages. In general, lots start from $4 million. The developer offers a payment plan.
How do you like the vibe? Do you believe in the location? Will it rival Bluewaters?
