Bulgari Residences on Jumeirah Bay
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
Today, a photo story from one of Dubai's most expensive residential complexes — the Bulgari Residences.
Low-rise residential complexes are arranged in a semicircle around a fifty-yacht marina. The project features 173 apartments and 15 villas showcasing the signature architecture of Italian designer Antonio Citterio.
Crowning the residential section is a snow-white hotel structure with airy designer latticework reminiscent of coral. Adjacent to the hotel lies a private beach and beach club. The beach itself is situated in an artificial bay, which makes it less appealing compared to the open shoreline at Bluewaters.
The apartments at Bulgari are spacious and stylish, in keeping with the finest traditions of premium Meraas projects. Wooden flooring, dark designer kitchens, and well-thought-out layouts.
Prices here are on average twice as high as for comparable units at Bluewaters. One-bedroom apartments currently cost around $3 million, two-bedroom units — $7.5 million, and three-bedroom residences — $9 million.
A couple of years ago, the sale of a view three-bedroom apartment at Bulgari set an absolute Dubai record for price per square meter — $38,000. However, Marsa al-Arab has since substantially raised the pricing bar.
The main drawback of the location is the ongoing construction activity. The developer is extending a new island right next to the residential complexes. A luxurious 27-story structure called Bulgari Lighthouse will be built there.
Residences that once overlooked the sea but now face the construction site are being sold at a discount. Nevertheless, since the project's completion in 2018, prices here have more than doubled.
Cristiano Ronaldo purchased one of the water-overhanging villas in the new phase of the Bulgari project. It is currently on the market, priced at around $50 million.
How do you like the Bulgari-style atmosphere?
