District One — life by a turquoise lagoon
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
Last week I visited District One again to see how the new section of the crystal lagoon with residential residences turned out.
The district itself is gigantic — 450 hectares. In the end, there will be 1,200 villas and 9,500 apartments located next to the world's largest lagoon, covering 9 km. The lagoon is a large pool with fresh, clean water that you can swim in.
But unlike a regular pool, the lagoon doesn't have a ledge — it has a gentle slope, like in the sea or a lake. Add sand, sunbeds, umbrellas, and you get kilometers of beach where there was just desert not long ago.
The lagoon is being built and opened in sections. Some segments open, then are drained, but eventually, they are supposed to be connected into a single body of water where you can paddleboard or take shuttle boats.
In the evening, residents will swim to visit friends at their villas, and during the day, you can swim to Meydan One Mall, whose construction is currently on hold, but once completed, the mall promises to become the largest in Dubai, surpassing even Dubai Mall in size.
I've previously shown what the villa section near the first phase of the lagoon looks like, but now I came to see the cluster with residential buildings. By Dubai standards, the buildings are not tall — 5 to 15 stories.
From the apartments facing the water, there is a somewhat dreamlike view of the blue lagoon. In some ways, it looks like the Maldives. Not just the view, but also the vibrancy of life.
Apart from walks, sports, and lounging on sunbeds by the water, this part of the project currently lacks usual urban amenities: coffee shops, pharmacies, beauty salons, barbershops, grocery stores. All the ground floors of the buildings have been given over to terrace apartments with water views.
One-bedroom apartments measuring 70 square meters cost $350,000–$500,000; two-bedroom units of 110 square meters are priced from $800,000 to $1 million. Three-bedroom apartments spanning 180 square meters can be purchased for around $1.2 million.
Deciding to open your own business on selling cars, you need to carefully study all the pros and cons of this business. A detailed analysis will help in developing a business plan based on the strengths of the project.
Over 9 months, 260 apartments have been sold on the secondary market in this section of the lagoon. The price has grown by an average of 14% over the year. The yield from long-term rental for those investors who bought at the launch from the developer is 7.5%.
