Stella Maris — a straightforward tower in a straightforward location
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
When I first saw the Stella Maris project, I understood that the residential complex would simply be decent — not exceptional. And that's exactly how it turned out.
Among the string of fresh towers in the Dubai Marina area, there are certainly more stylish options, but Stella Maris still offers a solid set of Dubai essentials: a high-ceilinged lobby, a podium-level pool surrounded by skyscrapers, and a fitness center with water views.
Since the beginning of the year, only 8 secondary market transactions have been completed here, which is relatively few. For comparison, the neighboring Vida Marina saw 27.
One-bedroom apartments currently cost around $700,000, two-bedroom units — $1 million, and three-bedroom residences — $1.6 million. However, the most atmospheric lots here are the two-story townhouses with waterfront terraces measuring around 400 square meters. Prices for such units are in the $4 million range.
The project is located in the farther section of Dubai Marina, to the right of the last pedestrian bridge, across the canal from the sea.
In this part of the Marina, I feel the city's energy is already fading. The surroundings consist mostly of Arabic restaurants and budget grocery stores, and life near 52/42 comes to a standstill.
But this is only until the promenade is extended to Bluewaters. The area's main dining scene is concentrated around Marina Mall and Marina Gate. On the other hand, this is perfect for those who prefer to avoid the city's hustle and bustle while still living in its center.
