Vida Residence — a stylish complex with its own yacht club
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
The project was completed last year, and before New Year's I stopped by to see my friend's apartment — a two-bedroom on the sixth floor with a huge terrace.
He suggested I take that apartment, renovate it in our style, and sell it at a higher price. I wasn't considering new locations for myself, so I turned down the offer, but I did stop by to see the project itself, and I must say — the complex turned out to be pleasant.
The style of the common areas is set by the designers of the VIDA hotel, who create cozy interiors in warm beige tones with wood and lots of decoration — I like that kind of thing.
The apartments themselves are presented perfectly, like almost everything Emaar does — with my favorite tiles on the bedroom floors and white kitchens with a niche for the refrigerator.
A hundred meters from the main entrance to the complex is a metro station, and by the water — their own yacht club. Other amenities include a pool with a bar on the 12th-floor podium with a panoramic view of the Marina, and a cozy gym.
The market in the project is dynamic — 80 secondary-market transactions took place over the past year.
At the start of sales in spring 2018, one-bedroom apartments cost 270,000,two−bedrooms—450,000, and three-bedroom lots — $830,000. Over seven years, prices have doubled.
Considering the payment plan, all early-stage investors who were able to keep up with the payment schedule earned a solid 20% per year in dollar terms.
The most profitable units in this project turned out to be the one-bedrooms. They offer a dollar rental yield of 13% — for those who bought at the start, and 6% — for those buying now.
By the way, my friend sold his apartment in a month with a solid profit even without any upgrades. Last night, seeing the lights in the windows, I realized someone is already living there.
