Creek Beach — resort living by the lagoon
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
Before you is Creek Beach. This is the mainland part of the greater Dubai Creek Harbour location. Cozy neighborhoods of 50 low-rise buildings for waterfront living.
The main highlight is a large urban lagoon with white sand and an infinity-edge effect. The lagoon is 700 meters long. The water is clean and cool. Great for families with children. The lagoon has a wave generator that creates a pleasant sea-like effect.
The developer is Emaar. The master community turned out impressive: lush greenery, cozy streets, pools, playgrounds, a waterfront promenade. The entire area is car-free with organized underground traffic.
The projects are scattered throughout the area in blocks of 2-4 buildings. Towers range from 6 to 12 floors. Light contemporary facades in Emaar's resort style. Balconies and terraces. A large workout area, streetball courts, and padel tennis courts.
By the numbers. One-bedroom apartments of 65–75 m² cost $430k – $520k. Two-bedrooms of 95–115 m² can be bought for $650k to $870k. Three-bedrooms of 140–170 m² range from $900k to $1.5m depending on the view and building.
Per square meter, it works out to roughly $7k in already completed buildings. That's 560,000 RUB. With finishes, appliances, and a parking space. With your own pool and gym in the building. That's in response to the question about overheated prices in the Dubai market. The pricing seems reasonable.
Active sales in the area were at the end of 2022. Now almost all projects are built. Over three years, apartment prices in this area have grown by an average of 30%. Although there are cases where deals saw both +60% and -10%.
Retail in the area is gradually coming to life. Cafes, a supermarket, and restaurants along the waterfront are already open. But the main retail will unfold around the tower. A mall is also under construction there. Handover is promised for 2028.
How do you like the location?
