Oxford 212 — a beautiful residential complex in a peculiar neighborhood
One of my tasks is to photograph all the signature projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these places to help our clients find a worthy place to live or invest.
The Oxford 212 residential complex by developer Iman was completed and fully sold out during the construction phase, which is why I visit such projects primarily to sharpen my design eye and collect various product solutions.
I have mixed feelings about the JVC area. Unlike any district developed by Emaar, Meraas, or Damac, JVC lacks a unified architectural style, and every developer can insert virtually any modern architecture here. The result resembles a chaotic urban marketplace where vendors decorate their stalls however they please.
Varying floor counts, different building colors, diverse formats. Typically, new developers entering the Dubai market buy plots here, and the area is inhabited by those who have just recently moved to the Emirates.
This variety of formats allows you to find anything from a compact studio to a spacious apartment with a pool, or even an urban townhouse at a reasonable price — but you have to accept the near-total absence of premium retail and the emerging traffic congestion when entering or leaving the location.
The residential complex by Iman turned out cozy: just five floors, a courtyard pool, a compact fitness center, a rooftop pool, and a small barbecue area up there. Stylish lobbies, great elevators, and a solid finish base.
At the sales launch, studios here cost $120,000, one-bedroom apartments — $180,000, and two-bedroom units — $260,000. Since the beginning of the year, 8 apartments have been sold on the secondary market here. One-bedroom units now sell for $380,000, while studios go for $200,000.
As tradition has it, I met a follower by the pool. The guy used to work at TsUM boutiques in Moscow. He pays $15,000 per year to rent a studio with a patio on the ground floor.
The owner bought this studio at the launch for $120,000 and now receives a 12% annual return, while the apartment itself has also appreciated by 60% during this time. However, if you buy it now at market price, the yield rate would be 6–7% in dollars.
What do you think of this low-rise residential complex deep in Dubai?
