Inside Oleg Torbosov's First Apartment in Dubai

In 2021, shortly before Whitewill opened its Dubai office, Oleg Torbosov arrived in the city to explore the market firsthand. He spent his time studying neighborhoods, local regulations, and the leading developers.

During that trip, Oleg purchased his first apartment in Dubai—a residence at LIV Marina, a new waterfront development in Dubai Marina. The project is currently under construction, with handover scheduled for 2025.

Oleg acquired a 70 sq m one-bedroom residence on the 19th floor, overlooking Dubai Marina's yacht harbor, for $490,000. He has paid 50% of the purchase price, with the remaining balance due upon completion.

Today, comparable residences on the resale market are valued at around $680,000.

That creates two attractive options: sell the property upon completion and realize an estimated 40% return on the invested capital, or complete a high-end interior upgrade before reselling it at an even higher price.
