Bluewaters penthouse sold - a new record

Today I closed my biggest flipping deal ever. I sold the penthouse on Bluewaters Island. 875 meters. Five bedrooms. Two levels. Terrace with a pool. 90 million dirhams or $25 million.
This is the second penthouse I've sold on the island. Early last year, we sold the first one for 84 million dirhams. It was a record for the island. And after that deal, there was a persistent desire to break our own bar. In the spring, we bought the second penta. И... we did it again.
Ten days ago, a buyer gave me an uncompromising message, "It's in the news that the real estate market is down 30%. I'll only go for the deal if you give me a 30% discount."
I spent an hour thinking about negotiation strategy. I called my partner. In the course of the conversation, he uttered a phrase that I seriously considered: "Agreements are immune to circumstances."
In my head, it all came together. I dialed the buyer. We talked for forty minutes. I listened to him. I made my case. And the deal went through. On the old terms. With a little extra bonus of 3% on top. I was a good negotiator. We agreed to insure the penta against any adversity. I'll give you all the details in my new book.
Those who gloated in the comments about my flipping project in Dubai failing will have to sigh.
For March, I sold my two-bedroom apartment on Bluewaters for AED 10.2 million. I sold my housemate's one-bedroom to our regular client. And the crowning achievement of March, the penthouse.
So the money earned from these deals will be more than enough for me to get on with my life, even if I don't sell another apartment in a year. Even if I don't sell another apartment in two. But I don't really believe in that scenario.
