Aesthetic apartment on Bluewaters on the 1st floor
In the early summer of 2024, an outside broker wrote to Oleg offering to buy a 1st floor condo on Bluewaters next to the BBQ area and promenades. Not the most desirable option. The terrace is translucent from the yard - and looks like a nudist on a public beach. And selling lots like this requires a special approach.
- How much wanted: Dh7.5 million.
- How much Oleg was willing to pay: 6 million dirhams.
Oleg said he wouldn't buy for more than 6 million. A month went by, another month went by. The price went down to 7 million, then to 6.8 million, until it went down to 6 million dirhams. Again a message from that broker - 6 million, will you buy? And in August we signed the deal. And started renovating the apartment according to Oleg's flipping standards.
The terrace was hidden from prying eyes with abundant greenery. They added coziness, new furniture and decor. After the upgrade, Oleg put the apartment on the market for 8.8 million dirhams. It was clear that the apartment would not sell immediately, and a special client would come for it. And so it was, in the fall the offer came in - 8.3 million dirhams.
From a client who already lived in the building and was looking for an apartment for his guests and relatives to sleep nearby. The client was looking for a lot in the same building. Sea views were not important, unlike the price. And Oleg's apartment was 25% cheaper than the view options. And in the spring we signed the deal.
