The Greens — A Residential Oasis in the Heart of Dubai
Take a walk through this cozy residential community and soak up the laid-back atmosphere we’ve tried to capture in these photos. In English, “greens” refers to stretches of green grass—an appropriate name for a neighborhood where lush greenery is at the heart of the concept.
Emaar began developing the main phase of The Greens back in 2008, and no new residential buildings have been added since 2012.
The neighborhood has become particularly popular with families who value abundant greenery but still want to live in the heart of Dubai, surrounded by low-rise buildings.
The Greens is centered around a series of picturesque ponds and walking paths. On one side, you’ll find charming 8–10-story residential buildings; on the other are the towers of The Views. Higher-floor residences offer views over the green fairways of Emirates Golf Club and the Dubai Marina skyline.
The neighborhood is also home to the highly rated British school Regent International and its own compact shopping center, Greens Souk. The Greens is conveniently located just off Sheikh Zayed Road, opposite Palm Jumeirah and across from Dubai Internet City.
For anyone who keeps complaining about the lack of liquidity in Dubai’s resale market, The Greens offers an interesting counterexample. Since 2010, apartment prices here have doubled, translating into roughly 8% annual capital appreciation in US dollar terms over a 12-year period, while rental income has added another 5–6% per year.
In reality, finding a good property here is difficult because there is very little inventory. Around 80% of the listings on Property Finder are fake. Residents tend to stay put rather than sell, and rental demand is also strong. Most of the apartments currently listed for sale are occupied by tenants on long-term leases.
Whitewill’s office is located right here in The Greens. Last week, Emaar launched sales of a new residential project called Golf Heights next to the golf course. Every apartment sold out in just 11 seconds.
