Set in Wadi Al Safa 4 within Dubailand, Ghaf Woods by Majid Al Futtaim is designed as more than a residential community. It is a forest-living ecosystem spanning 738,000 square metres — approximately 7.94 million sq ft — arranged across 11 distinct clusters and eight development phases. The master plan was developed by Parsons International, with AECOM as the architectural consultant. Innovo Build has been appointed as the main contractor for the first two phases, delivering 13 residential buildings across Cilia, Serra and Lacina.
At the heart of the concept is a simple idea: the forest is not a decorative layer, but the organising structure of the entire community. To bring this vision to life, the developer has established a dedicated nursery for climate-resilient trees and shrubs, including species suited to Dubai’s heat and arid conditions. The landscape is planned to create shaded routes, reduce heat, support biodiversity and form a living green framework around the homes.
At the centre of the community is the Experience Centre — a LEED Platinum-certified building and one of the first places where residents and visitors can encounter the future of Ghaf Woods. Here, immersive digital experiences, VR visualisations and a master plan model bring the community to life, while the Materials Café offers a more relaxed setting for coffee and conversation. Majid Al Futtaim has also announced Ghaf Woods Mall, a future forest-integrated retail and leisure destination that will extend the same biophilic concept into shopping, dining and entertainment.
Imagine a morning at Ghaf Woods. You step onto your balcony and look out over tree canopies rather than a neighbouring façade. You head downstairs for a run along a shaded forest trail, stop by the Experience Centre for coffee while the air still holds the coolness of the night, or ride straight out onto the mountain bike loop. In the evening, you can end the day with a farm-to-table dinner within your own green neighbourhood — close to home, connected to nature and gently removed from the pace of the city.
