Wisewill, a ready-made real estate agency in Miami, is for sale
Oleg Torbosov announced the sale of the US branch in Miami to Wisewill. We opened the office in 2023 and closed 40 deals for $20 million in the first year, generating $980,000 in revenue. But it wasn't enough. The U.S. market was harder than we thought.
What's different about the U.S. market
Agents in the US get a higher percentage than in Moscow. Developers pay slower on deals than in our other locations. We launched a new brand in a highly competitive market. In a market closed to CIS buyers in Florida. And right before the presidential election - which was not the best timing.
What you get with your purchase:
- A company with a bank account at JPMorgan Chase and the Wisewill trademark in the process of being registered.
- A 150-foot office in Brickell. Inside is its own kitchen, 15 workstations with monoblocks, 2 meeting rooms, and a gong. Equipment and furniture is $10,000. Rent is $6,500 a month.
- 8,000 leads in crm system from Canada, US, Latin America and Europe. Of these, 1,050 are in work, some are in the archive, but they can definitely be brought back to life. 110 clients in the showings stage, 25 waiting to come to Miami.
- 55 ready-made lendings on specific Residential Complexes giving targeted traffic. Wisewill.us main website with mls connected.
- Paid accounts on Zillow and Realtor.com from where leads come in daily.
- Configured crm system and telephony, created some of the regulations and training.
- $330,000 - Accounts receivable from developers on already closed deals. Will be received in the company's accounts in 2025 - 2026.
- Team has 21 agents and a strong office manager.
- Partner Oleg Torbosov has a broker's license attached and is ready to talk.
The office is now closing deals on a monthly basis, but has not yet reached self-sufficiency.
