How Oleg got 22% per annum on resale of an apartment in Dubai
Even before all the flipping and "invasion" of Bluewaters, Oleg bought a few apartments for quiet investment. He wanted to see how much the investment would yield over the long term. In 2022 Oleg invested in a unit in LIV Marina. And in 2025 he sold the apartment and got a yield of 22%.
What he bought: 1-bedroom lot, 81 m², 24th floor, terrace overlooking Dubai Marina, price $530,000.
How I sold it
Oleg was in no hurry to sell. He figured he'd find a buyer in the neighborhood of $800,000. He put 20% down on the deal. Then every six months he paid 10%. In May 2025, the final 50%. And this summer, Oleg received an offer of $780,000, and agreed to sell the condo.
The main numbers:
- Expenses: 4% to DLD on purchase, another 2% to agent for selling the apartment.
- Yield: 22% in dollars.
- Profit: $210,000 net.
