Where are the largest and smallest apartments located?
Whitewill founder Oleg Torbosov, in between work processes, sometimes contacts leading analysts of the world's real estate markets. Recently he shared with us an interesting statistic on the average area of apartments in 84 countries, which clearly shows - where they create comfortable conditions for future residents, and where they are mainly engaged in business.
How the calculations were done
To analyze global markets, artificial intelligence has been trained for several years on data about real estate sales in the major metropolitan areas of the planet. In the statistics there are curious figures on the amount of transactions, configuration of lots, cost per square meter and so on. But today we will focus specifically on the average area of the sold real estate.
Where are the biggest apartments
The most spacious lots in the world are sold in Dubai - the average area of a unit reaches as much as 204 m². It is clear that the statistics include all the giant penthouses, villas and townhouses. But who is familiar with the local market, knows that in Dubai the average area:
- of one-bedrooms - 50-70 square meters;
- doubles - 100-150 square meters.
And on Bluewaters, the most compact 1-bedroom lot is 100 m².
Where are the smallest apartments?
That's right - in Russia. For example, in Moscow, the average area of real estate based on all transactions is 55 m². In Sochi even less - only 36 m². According to analytics, Moscow is inferior even to Hong Kong, where you can meet houses with 12-meter lots. Nevertheless, the average area in the Chinese metropolis - 58 m².
