Moscow developers often ask about locations and role models for entering the Dubai market. We like the strategy followed by the Ellington development company in this regard.
They don't develop large neighborhoods or pull hundred-meter towers into the sky - all their projects are up to 12-15 stories tall, are in locations already shaped by other developers, and are done with respect for buyers and a love of detail.
For example, they bought a few lots in the Sobha Hartland location, where the master developer had already built roads, parks, two large schools, and neatly nestled a few of their cozy Wilton Terraces and Wilton Park cabins in the corner.
Similarly, the JVC neighborhood got a few Belgravias and Eaton Place branded homes, and Downtown got a stylish black DT1 beauty. On Palma, they bought an unfinished building and promptly did the Ellington Beach House project there, where we sold some nice lots in the ₽140-190m budget last month.
In front of us, they snatched some cool plots in Dubai Hills from under the noses of Russian developers, where, while ours were thinking and counting, they had already planted nice Ellington House houses, opening sales.
